Georgia Dream-Neighborhood Stabilization Purchase Program, will provide $14,000 to each eligible borrower purchasing foreclosed properties in the state's areas of greatest need. The 15-month program begins tomorrow, April 1st. Law of the Garbage Truck
One day I hopped in a taxi and we took off for the airport. We were driving in the right lane when suddenly a black car jumped out of a parking space right in front of us. My taxi driver slammed on his brakes, skidded, and missed the other car by just inches! The driver of the other car whipped his head around and started yelling at us. My taxi driver just smiled and waved at the guy. And I mean,  he was really friendly. So I asked, 'Why did you just do that? This guy almost ruined your car and sent us to the hospital!' This is when my taxi driver taught me what I now call, 'The Law of the Garbage Truck.'
He explained that many people are like garbage trucks. They run around full of garbage, full of frustration, full of anger, and full of disappointment. As their garbage piles up, they need a place to dump it and sometimes they'll dump it on you. Don't take it personally. Just smile, wave, wish them well, and move on. Don't take their garbage and spread it to other people at work, at home, or on the streets. The bottom line is that successful people do not let garbage trucks take over their day. Life's too short to wake up in the morning with regrets, so...Love the people who treat you right. Forgive the ones who don't.
Life is ten percent what you make it and ninety percent how you take it!

NEW GEORGIA INCENTIVE WHEN PURCHASING A HUD HOME

 

Quote NEW GEORGIA INCENTIVES: $1000 Sales Allowance paid to "Owner-Occupant" buyer who goes under contract on a HUD property within its first 30 days on the market.   (That means when a HUD property appears as a "new" listing) . This incentive is only available to "owner occupants" or a buyer who will be be residing in the property.  The $1000 Sales allowance will show as a "CREDIT" on the HUD 1.

Georgia Dream NSP News Updates
THE GEORGIA DREAM NSP DOWN PAYMENT PROGRAM, has a few interesting updates.
 
CHANGE IN PURCHASE PRICE DISCOUNT REQUIREMENT:
As a result of a HUD NSP update released last week, the purchase price discount requirement has been revised.
 
For all purchase contracts dated June 22, 2009 or later, the purchase price discount must be
at least 1% from the current market appraised value of the home as opposed to 15%.
 

For example:
Purchase price = $100,000
Appraisal value must be at least $101,010

Neighborhood Stabilization Program, property has to appraise for 15% under fair market value !
     The Neighborhood Stabilization program is in place to assist a home buyer with little to NO money available to put down on a FORECLOSED property.
The process takes time ( minimun of 45 days)  as the Loan has  to be underwritten twice.   By the Lender who is funding the mortgage, as well
 as Georgia Dream, who is the author of the Neighborhood stabilization program (NSP).
 
    The  subject property that is being purchased,  should have a "drive-by" appraisal prior to making your offer, as this appraisal has to accompany the
inital offer.  The subject property has to appraise for a minimum of 15% less than fair market value.   It would be a good idea to ask the "Listing Broker" if an
inital appraisal or BPO was done prior to listing the property. 
 
      Although $14000 is available  to be used for "Down Payment and or Repairs",   only  $5000 of the $14K  can be used towards repairs...  if repairs
exceeds  $5000...  the loan will have to be converted to a  Fha 203K..  This is  Fha's  version of a "Purchase Renovation Loan ".
 
    The NSP program, of course has the government hands "ALL OVER IT", therefore... in order for the process to be Smooth and Painless... It is best that
 ALL parties to the Purchase and Sales Contract,  The Seller, The Buyer, The Lender, The Appraiser and The Closing Attorney  as well as ALL AGENTS be on the same page.
